Whether renters insurance pays for water damage depends entirely on where the water came from.
Usually covered
- A burst or leaking pipe inside the building
- An overflowing appliance like a washing machine
- Water from extinguishing a fire
- A leak from the unit above yours
Usually not covered
- Flooding from outside (rivers, storm surge, heavy rain). This needs separate flood insurance.
- Sewer or drain backup, unless you add a specific endorsement
- Damage from long-term neglect or lack of maintenance
What it protects
When a covered event occurs, your policy pays to replace damaged belongings, up to your limits and minus your deductible. It does not pay to repair the building itself, that is the landlord's responsibility.
Tip
If you live in a flood-prone area or a basement unit, ask about adding flood and water-backup coverage.
